Class 4 Shingles and Your Insurance: What Omaha Homeowners Save

Every time we are on a roof replacement in Omaha or the surrounding metro, we bring up Class 4 shingles. Not because they are our most expensive option, but because in Nebraska's hail corridor, they are often the smartest long-term play. The insurance discount alone can offset a big portion of the upgrade cost over the life of the roof.

What Makes a Shingle "Class 4"

Impact resistance in shingles is rated from Class 1 to Class 4 using the UL 2218 test. A two-inch steel ball gets dropped from 20 feet onto the shingle. If the shingle shows no cracking or fracture, it passes Class 4. That is the highest rating available.

Most standard architectural shingles (like the GAF Timberline HDZ or Owens Corning Duration) are Class 3. They are good shingles that handle Nebraska weather well. But in a serious hail event, which Omaha gets every couple of years, Class 3 shingles can crack and lose granules in ways that require a full replacement.

Class 4 shingles use modified formulations (usually SBS polymer-modified asphalt) that make them more flexible on impact. They absorb the hit instead of cracking. That does not make them indestructible, but in the hail events we have worked through in Papillion, Elkhorn, and Gretna, Class 4 roofs hold up noticeably better.

The Insurance Discount

Here is where it gets interesting for your wallet. Most Nebraska insurance carriers offer a premium discount when you install Class 4 impact-resistant shingles. The discount applies to the wind and hail portion of your policy, and we have seen it range from 15% to 28% depending on the carrier.

On a typical Omaha homeowner's policy, that wind and hail portion might run $1,200 to $2,400 per year. A 20% discount saves you $240 to $480 annually. Over 15 to 20 years (the expected life of the shingles), that is $3,600 to $9,600 in premium savings.

The upgrade itself typically adds $1,500 to $3,000 to the cost of a roof replacement, depending on the product and the roof size. Run the math on your specific policy and the payback period is often five to eight years, sometimes less.

Important: Call your insurance carrier before the install and ask specifically what discount they offer for UL 2218 Class 4 rated shingles. Get it in writing. Not all carriers offer the same discount, and some have specific requirements for the documentation they need after installation.

Class 4 Products We Install

GAF Timberline UHDZ is the premium option in the GAF lineup. Class 4 impact rated with the same dimensional look as the standard HDZ, just thicker and tougher. If you like the HDZ aesthetic but want better impact protection, this is the upgrade.

GAF Timberline ArmorShield II is their dedicated impact-resistant shingle. SBS polymer-modified asphalt gives it the flexibility to absorb hail impacts. 130 mph wind warranty. This is our top recommendation when hail protection is the primary concern.

Owens Corning Duration FLEX pairs the SureNail technology (which gives it 42% better nail pull-through than standard shingles) with SBS modification for Class 4 impact. Good option if you prefer the OC color palette.

We also install Class 4 options from CertainTeed (Landmark IR), IKO (Nordic), Malarkey (Vista AR), and Atlas (StormMaster Shake). Atlas carries the highest wind rating in the industry at 150 mph, which is worth considering if your home sits in an exposed location.

When Class 4 Makes Sense (and When It Does Not)

We do not push Class 4 on every homeowner. Here is how we think about it:

It makes strong sense when:

  • Your home sits in an area that gets hit by hail regularly (most of the western Omaha suburbs qualify)
  • Your insurance carrier offers a meaningful discount (20%+ on wind/hail)
  • You are planning to stay in the home for 7+ years (enough time to recoup the upgrade cost)
  • You have already had one or more hail claims and want to reduce future risk

It is less clear-cut when:

  • Your carrier's discount is small (under 10%)
  • Your home is heavily sheltered by trees or taller buildings
  • You are planning to sell in the next few years (though a Class 4 roof is a selling point)
  • Budget is tight and the standard Class 3 shingle fits better

How to Get the Discount Applied

After we install Class 4 shingles, we provide documentation that includes the product name, manufacturer, UL 2218 Class 4 rating, and proof of installation. You send that to your insurance carrier and request the discount be applied to your policy.

Some carriers apply it immediately at your next renewal. Others require an inspection or specific forms. We have been through this process with most of the major carriers in the Omaha market and can tell you what to expect from yours.

One thing to note: if your roof replacement is covered by an insurance claim, the claim payout covers a standard shingle replacement. The Class 4 upgrade cost comes out of pocket. But the ongoing premium savings start the day the new policy rate kicks in.
